Key to a successful move is making sure all of the utilities are transferred and in your name by close of escrow. Here are the key ones to put on your checklist:

  • Electricity
  • Gas
  • Water
  • Sewer
  • Trash pick-up
  • Internet
  • Phone
  • Solar
And here are a couple of key things to remember when purchasing a home in San Diego County that is not within the City of San Diego limits:

  • Sewer and trash are usually not provided and must be arranged through a local provider who is contracted with a particular city to service specific areas.
  • In many outlying areas there are no natural gas lines in the streets and homes rely on propane that is stored in tanks on the property or in community locations. It is important to note that gas appliances such as dryers and stoves that are set to burn natural gas must be re-fitted to run on propane. This includes gas fire logs.
  • Internet and TV can also be a bit problematic in the more rural locations and satellite is often used in lieu of cable or DSL.
  • Some rural locations also rely on well water, which can be a huge plus or a real problem depending on the well capacity and gallons per minute it provides.

As more and more homes are installing solar panels, there is likelihood that this will be a consideration. Make sure you understand the terms under which the current owners acquired the panels and the cost and terms of use. Some lease arrangements and liens can prove to be a real headache in your purchase transaction so make sure you have copies of all documents and are comfortable with the terms.
